Garden Room Specifications and Prices

At Blyss every room is custom designed to meet the customer’s exact specification.  The rooms are hand built on site and this gives us significant flexibility to incorporate whatever design elements the customer chooses after consulation with us.  On this page we will discuss the standard specification as well as some of the design elements that can be incorporated into your project.  We offer a full service from foundations to electrical and ethernet connections.

Standard elements

As standard our rooms are built with the following specification:

  • Ground screw foundations
  • Structural insulated panels with minimum 75mm insulation to the walls and floor and 100mm insulation to the roof
  • Long lasting EPDM rubber roof with guttering to the rear
  • Exterior cladding of your choice
  • High quality UPVC glazing that may be upgraded to aluminium
  • 12mm professional grade laminate flooring in a choice of colours
  • Plastered and painted interior with recessed sockets and downlights
  • Electrical connection to the house via armoured cable and the option to add an ethernet connection


Every room that we build is different and this, coupled with the recent surge in building material costs means that we prefer to conduct a site survey then calculate the build price for each project.  We aim to be competitive with the larger national players, whilst providing a bespoke tailored service in our local area.

Design Choices

In this section, we’d like to showcase some of the design choices that we consider when building a new room.  We hope that you find this helpful when we discuss your personal requirements.


We often add a small canopy to the front, or two sides of the building.  This enables us to add exterior downlights and adds a little extra character to the project.

Small decking step

A small decking step provides useful access to the building as well providing a nice finish to the front aspect.  These are usually made with charcoal composite boards, but other colours are available.

Pillars are used as a design features to frame the decking step and canopy and to break up the straight lines of the room.

Corner Glazing

Putting glazing close together on the corner of a building adds additional light and makes the interior of the room feel more part of the garden.

Large composite decks and Pergolas

Decks offer the chance to create a seating area for the family outside the room, in the example above we have also added a pergola and privacy screen to create a comfortable family outdoor area.  We didn’t supply the dog!

Hot tub surrounds

In the example below we have been able to sink a hot tub into the decking and incorporated privacy screens and a contemporary style cedar pergola.

Storage rooms

This storage area was fitted with a hard wearing floor and was lined with plywood.  A small workbench was fitted to the rear wall.

Storage room doors

Some customers would like to incorporate a storage area into the build.  We complement this by building a matching door with their chosen cladding.

Log burners

This customer requested a stylish log burner.  We complemented the design with a tiled surround and custom hearth.
