We recognise that investing in a garden room is a big decision.  Please scroll down to find answers to the most common questions.

All of our garden room designed fall within permitted development as long as they adhere to a number of standard rules, such as the height not exceeding 2.5m.  We are pleased to advise you of the rules during the design consultation.  Should your design require planning permission for any reason we can provide a full planning service for you.

Since all our designs are bespoke, we don’t provide pricing on our website. We believe in crafting each project from the ground up, customising the finish to align with your unique taste and budget.

As a rough estimate, most projects typically range between £1,200 and £1,500 per square meter, excluding VAT. However, this can vary significantly depending on factors such as size, cladding choices, and glazing options.

Rest assured, our pricing always encompasses a comprehensive turnkey solution. This includes everything from foundations to electrical connection to the house, along with full professional decoration.

We believe there are many advantages including the following:

  • the person – Andy – that designs your room, will also be the one leading the construction team
  • our rooms are better insulated and higher quality than most mass-produced rooms
  • as a local supplier we provide an aftercare service should any issues arise after installation
  • our ceiling heights of over 2.1m exceed most mass produced designs
  • we offer full customisation as part of the process, and you don’t pay extra for it
  • we are usually similarly priced or cheaper that the market leading supplier, and we would argue that our rooms are much nicer too!
  • we don’t skimp on materials – our SIPs construction methods provide better insulation than most factory produced rooms

We hand build your garden room on site.  The project usually lasts 2-4 weeks depending upon the size and complexity of the design.

At our company, every project is personally designed by our business owner, Andy. He remains on-site, leading the construction from start to finish, ensuring that every detail aligns with your agreed specifications. This hands-on approach guarantees that your project is delivered to the highest standards, providing you peace of mind throughout the entire process.

  • Preventing Damp Issues: By leaving a minimum 50mm air gap under the entire building, ground screws help prevent problems caused by damp rising from the ground.

Additionally, if your property already has a solid base, we’ll gladly work with it. Even if the area isn’t perfectly flat, our small adjustable feet ensure a level and stable foundation for your build.

SIPs surpass conventional building methods across various thermal and structural parameters due to their integrated insulation system. This unique design results in outstanding thermal performance and low U-values, significantly reducing heating and energy costs. Choosing SIPs is not only cost-effective but also environmentally friendly, making them a sustainable option for your project.

We provide an extensive selection of aluminum and uPVC doors available in bifold, sliding, or French door configurations. Each option includes energy-rated double glazing as a standard feature.

As a standard option we offer 12mm professional quality laminate in a choice of 10 colours.

We are also happy to install many other types of flooring, including engineered wood, vinyl tiles, gym matting, or whatever your prefer.

We construct our garden rooms to maximize internal height within the confines of a 2.5m structure, typically achieving a minimum internal height of 2.1m using our contemporary construction techniques.

This represents a notable enhancement compared to many mass-produced garden rooms available in the market.

We offer two standard internal finishes choices for your garden room:

  1. Plasterboard and plastered: Our aim is to make the interior of your garden room feel as cozy and inviting as the inside of your house. With plastered interiors, we achieve precisely that ambiance.

  2. MDF lined: For smaller projects, we offer an MDF lined interior as a cost-effective option. Despite being more budget-friendly, it still maintains an excellent standard of finish.

Regardless of your choice, we ensure the installation of skirting boards and offer a comprehensive professional decoration service. This leaves you with a fully finished room, ready for immediate use.

It is important to us that you buy with peace of mind. For this reason we offer a 10 year structural warranty.

In addition we have also chosen excellent suppliers who offer the following manufacturers’ guarantees and warranties for individual items that may be used in the construction and finishing of your garden room. Note: these may be subject to terms and conditions and compliance with particular care instructions.

  • Laminate and engineered wood floorings – 25 year residential warranty
  • Windows & doors – 10 year residential warranty
  • EPDM rubber roofs – 10 year residential warranty

Our standard roof option, Firestone EDPM, provides an exceptional waterproof barrier for your garden roof structure. Specifically designed for flat or low-sloped roofs, this durable rubber roofing membrane is renowned for its reliability. With a life expectancy exceeding 30 years and backed by a 10-year warranty, Firestone EDPM ensures long-term protection and peace of mind for your garden room.

When it comes to cladding options, we pride ourselves on offering a diverse selection to suit various tastes and preferences. If you prefer the authenticity of real wood, our offerings include Canadian Western Red Cedar, Siberian Larch, Red Grandis, or Thermowood, which can be factory oiled in numerous finishes.

Alternatively, we provide a wide range of man-made claddings, such as composite or weatherboard, known for their enduring colors that won’t fade over time.
